Bio Box - FAQ – Questions and Answers

We have four BioBox house versions, each one designed to meet the socioeconomic needs of the people who will live there and, mainly, their stage in life. The options were developed to offer the best space-comfort ratio in a functional and practical way. The houses bring several sustainability items that will improve its residents’ quality of life and reduce the costs with water and electricity consumption.

  

The BioBox houses versions are the following:

PopHouse: 45.87 m² of built area, with two bedrooms, bathroom, living room with two areas, kitchen and laundry room;

Abit: 69.40 m² of built area, with two bedrooms, bathroom, living room with two areas, porch, kitchen and laundry room;

iKaza: 88.05 m² of built area, with three bedrooms – one of which is a suite -, bathroom, living room with two areas, porch, kitchen and laundry room;

mAis: 115.15 m² of built area, with four bedrooms, two suites, bathroom, living room with two areas, porch, kitchen and laundry room.

Yes, BioBox houses will be 95% finished when they leave the factory. They will be closed for transport and delivery at the final destination. The services to be done, in addition to opening the walls, ceilings and floors, are placing the external and internal finishing, fixing the floor, covering the laundry room, placing the washing tank, kitchen cabinets, water tank, awning or front porch, and the ledge.

The services performed in the opening and finishing of the houses must be concluded in about eight working hours in the PopHouse and Abit versions. In the iKaza version, this period will be around sixteen hours. And in the mAis version it will be about 24 hour. Always after the house has been placed on the raft (previously built by the buyer).

These services will be carried out by a specialized company, a partner certified by BioBox and licensed for your region.

BioBox houses are made of high resistance and quality materials. The entire structure is made of rigid galvanized steel with high corrosion protection. The closing of external walls are made of high performance concrete (HPC). Inside all floors, walls (internal and external) and roofs there will be thermoacoustic insulation. The interior walls are covered with plasterboard, and the roofs are covered with steel tiles with white electrostatic paint on the outside, and high-performance concrete (HPC) on the inside. The external frames are made of white anodized aluminum and the internal doors are made of wood. Porcelain or laminate floors, textured external painting and smooth paint on internal walls.

Yes, BioBox houses were designed to resist wind and heavy rain. Their rigid steel structure with concrete closing (HPC) enables them to withstand bad weather well, without suffering any damage.

No home is fireproof. But BioBox houses were designed to be fire resistant within the Brazilian Technical Standards. The interior and exterior of the structure are coated with non-combustible materials. The concern with this issue led BioBox to carry out several studies seeking to choose the best materials in each case. For example: in the kitchen, where we have the presence of fire, special fire-resistant plasterboards were used to resist high temperatures.

Yes, this was a highly valued characteristic in the development of BioBox houses. There was a great concern that they were sustainable and, therefore, energy efficiency played a relevant role. All closings in BioBox houses have thermoacoustic insulation, the roofs are white  and there will be cross ventilation between the windows. Lighting will be made with LED bulbs. The houses have window frames in the upper central area part of the house, which, due to thermal gradient, eliminates a lot of the hot air. All this will allow the temperature inside the houses to be about 4°C lower than the outside temperature, which means less expenses with electricity.

Besides, the solar heating for the shower, or if there are photovoltaic panels to generate electricity, will incfrease the possibilities for improving the energy efficiency of BioBox houses.

Yes, there was a concern to develop low-effort and cost-effective solutions for the maintenance of electrical or plumbing installations, so there is no need to break down or rebuild any part of the house. All installations will have access panels or be in an easily accessible space, which it will make repairs easy and will not produce debris.

Being sustainable is one of the main characteristics of BioBox houses. Its offsite construction process (outside the plot) is already designed for better use of materials and labor, eliminating material losses and reducing the generation of waste. In addition, they were developed to have as many sustainability items as possible. Due to the importance of sustainability in the quality of life of future residents, and the possibility of significant savings in water and electricity consumption, no effort was spared in the search for the best solutions.

Below are the permanent and optional items that you will have in BioBox houses:

  • Covers in; closings with thermoacoustic insulation; frames positioning that allows cross ventilationsolar heating for water in the shower and lighting with LED lamps. All of that means more comfort and less energy expenses;
  • The house is raised 15 cm from the raft, avoiding moisture by percolation, requiring less maintenance and improving the residents’ health;
  • The faucet with a timer in the washbasindual flush in the toilet and pressure reducer in the shower mean more savings with water consumption. 

In addition to these items that will already be in the houses, you can include as optionals: photovoltaic solar panels to save electricity; rainwater harvesting system to save water to water plants, and wash the car and external floors; and a compost bin to turn organic waste into fertilizer for the gardens.

BioBox houses have a concept similar to that of cars, where you have some finishing options, but without changing the main structure. We will offer color alternatives on the facade, some optional sustainability items already mentioned in the previous question, and an shed with metallic structure that can be used to protect the car, or for leisure, being able to accommodate a barbecue or function as a covered environment by the pool or garden.

Once your home is delivered, you can customize it, as long as you don’t change any closures, such as the floor, walls and roof, which make up the main structure.

The BioBox houses already have delling price estimates, however, due to the fact that they are not available to be sold yet, the final prices will be presented according to the cost of the materials used at the time they are available, which must be from the second quarter of the next year.

These values do not include the raft (foundation where the houses will be opened), and electrical and water supply connections, which should already be ready when the house is delivered.

BioBox houses already leave the factory with cabinets in the bathroom and kitchen, toilet lids, box, shower, and LED lamps, in short, just place your furniture and enjoy the quality of life they will provide you.

Yes, BioBox houses will offer financing options with banking institutions with specific credit lines for this purpose. When you place your order, you will be able to evaluate the best financing options for your needs. There will be options with up to 30 years for payment.

In the housing market, there are currently some financing lines with Commercial Banks, Caixa Econômica Federal, Banco do Brasil, and other options, such as Consortia. We believe that by the time we start selling our homes, in the second quarter of the next year, we will have a range of alternatives for you to find the one that best suits you.

Yes, in the opening sales season, we will have a showroom with decorated BioBox houses options, at a location to be defined, which will allow you to check their quality and feel the emotion of seeing your dream coming true.

It will be like walking into a car dealership and choosing the model that best suits you or your family. It will be an incredible experience. A new era has begun for the prefab home market. And what is better, on your land.

We will be able to send our houses by land to any city within a 500 km radius around the BioBox factory, as long as there are suitable roads. Or for greater distances, depending on a viability study. Factory locations will be posted on our website. Shipping costs will be informed closer to your delivery date, as they depend on fuel prices.

Yes, in the near future, after the BioBox factory starts operating, we will be able to ship our houses to other countries, but in this case, feasibility studies, including international freight and specific documentation, will have to be carried out. More information will be available on our website in due course.

First, you must request the virtual architectural plans of the desired BioBox house version to consult with the City Hall where your land is located, and check if it is in accordance with the Building Code of your municipality. If you meet the necessary requirements, after purchasing and entering your data in the architectural plans, you can start the approval process with the City Hall.

After this approval, you will be able to build the raft (foundation slab), of which we will also send you the execution plan, and the extensions for the electrical and hydrosanitary networks up to the raft. With these services completed, we will be able to deliver you the house, that will be ready to live in in a few hours.

This is a difficult question to answer, as it is related to ground conditions. BioBox houses require the raft to be flat, leveled and under  good mechanical resistance ground. As in any construction, the quality of the soil will have an impact on the foundation solution and, therefore, on its execution cost.

For example, PopHouse will need a raft (concrete slab) with an approximate 78.00 m² area and 10.00 cm thick, or 8.00 m³ of concrete volume. To facilitate the execution and reduce costs, we suggest the use of synthetic macrofibers instead of steel frames. Concrete consumption is 4.00 kg per m³, in this case, 32 kg per raft.

Installation costs will be the sum of water, sewage and electrical network extensions, from your plot entrance to the house raft, which are usually very affordable values, and with low impact on the final cost.

We will send you the raft project for each house version. If you prefer another foundation solution, you will have to seek out a designer you trust, who will define the best alternative for you.

BioBox houses meet all Brazilian Technical Standards. They have been submitted to all the tests requested by the IPT (Institute of Research and Technology), which, for over 120 years, has been the main research institute in the country and is linked to the Development Department of the State of São Paulo, aiming at our certification by SINAT (National System of Technical Assessments), linked to the Ministry of Regional Development.

As for the municipalities Building Codes, consultations should be made with the respective City Departments that deal with this matter, so that they can inform you whether the projects meet their requirements.

Yes, this is another great advantage of the BioBox houses. Our production system allows that, after being “opened” at its destination, the house be “closed” again and transported to another place. This characteristic brings a unique condition to these houses: the mobility of your residence. Have you ever thought that in case you need to change neighborhoods or cities, your house goes with you? You don’t need to find a house like yours in the new destination; it accompanies you. This is incredible, a revolution in everything you’ve ever seen.

However, if your home is financed by a banking institution, there must be a formal authorization process from this bank for the change of address. In this case, as the house is part of the financing guarantee, the other part is the land where it is located. Only this agent can determine if it is possible and under what conditions this transfer can take place.

If the house has not been financed, or if you have the bank’s authorization, an authorized BioBox company will transfer the house, informing the costs for this service.

Add your name to the waiting list. When we start selling the BioBox houses, we will contact you. As soon as we reach your name on the list, we will let you know. It may take a few months, until we have the factory up and running and producing the houses. We are working hard to start production as soon as possible, and to be able to contact the entire waiting list. Our plan is to have the factory up and running in the second quarter of the next year.

In the coming months, we will have an information service in our website, where you can follow the evolution of your reservation. We will also provide a resource where you can check the main Building Codes of the main cities in the country, how you will get permission to build, how to get financing, and how to connect with a contractor to run your raft.

We are in the final stages of preparations to start setting up the first BioBox factory, which should be operational in the second quarter of the next year. We worked for five years on the development of the BioBox system, the house options, and the manufacturing processes. It was a long but very important period for us to achieve the intended results.

This first factory should be able to produce more than a thousand houses per year, but we are not going to stop there. We have plans to expand our manufacturing capacity by establishing more factories in several regions of the country, even bigger and more automated, and we hope that this will allow us to keep up with the great demand for homes, and solve part of the current deficit. BioBox‘s vision is to expand to other countries and participate in solving the problem of lack of quality housing at an affordable price for more and more people.
